Official indices
The house price index (Eurostat/NSO) measures the change in transaction prices: +6.0% in 2025, +6.7% in 2024 and +6.2% in 2023. The rents component of the consumer price index measures the change in rents actually paid: +1.7% in 2025 after +8.9% in 2024 and +15.2% in 2023. The Central Bank of Malta publishes an advertised property price index and the NSO a property price index by dwelling type; both are index numbers, not euro averages.

What we do not publish
No official source available to this platform publishes an average price per locality or per square metre. We therefore do not state "the average apartment in Sliema costs X" as fact. Our editorial market ranges for rents are labelled as editorial estimates and reviewed every 60 days.
What listings show
Listing prices on the marketplace are asking prices from partner agencies on the date of import. They indicate the current market by locality and type but are not valuations: the final price can be below (negotiation) or above (competition) the asking price. The marketplace screens each listing against the MPRP thresholds and shows the price range of current listings on each locality page.
Typical price relationships
Across the market, seafront and Special Designated Area apartments in the Sliema–St Julian's area command the highest prices; Valletta restored townhouses and houses of character in central villages are next; new-build apartments in the north and south-east and most of Gozo are at the lower end. Within any locality, floor level, views, outdoor space, garage and condition move prices significantly.
